    The Zimbabwe Stock Exchange (ZSE) is taking steps to capitalize on the potential of the real estate sector by encouraging more Real Estate Investment Trusts (REITs) to be listed. Recognizing the value of revitalizing old properties, the ZSE welcomes the National Railways of Zimbabwe Contributory Pension Fund (NRZCPF) launching its REIT Fund, called Revitus REIT.

    Expected to be listed on the ZSE in mid-December, Revitus REIT will be the second REIT on the exchange, following the listing of Tigere REIT last year. The establishment of the REIT Association of Zimbabwe earlier this year further demonstrates the ZSE’s commitment to supporting the growth of this investment category. It is a proactive move by the ZSE, anticipating an increase in interest not only within Zimbabwe but also internationally.

    A REIT is a regulated investment vehicle that pools funds from investors to invest in real estate assets. Investors receive units in the trust and enjoy the profits generated by the owned real estate assets. The ZSE’s CEO, Mr. Justin Bgoni, believes that new products and services like REITs are crucial for the growth of capital markets in Zimbabwe. He expressed enthusiasm for the listing of Revitus REIT, recognizing it as a positive development for the market.

    Dr. Mike Juru, leading the REIT Association, plays a key role in continuous training and engaging with potential issuers. The association’s objective is to expand the range of securities available in the market, facilitating the listing of more REITs on the ZSE.

    While REITs have gained popularity worldwide in securitizing real estate assets, they are still a relatively new concept in Africa. Zimbabwe became the seventh country on the continent to introduce REITs. Datvest, the asset management arm of CBZ, notes that the real estate sector in Zimbabwe remains largely untapped in terms of using REITs for financing public infrastructure development, despite successful initiatives seen in global capital markets.
